(i) John Hyndman of Hampstead, Middlesex surviving trustee of fee simple and inheritance in manor and lands hereinafter mentioned

(iii) Dame Jane Riddell of Hampstead, widow one of the children and executrixes, and residuary legatee of will of Jane Buchanan late of Hampstead deceased who was the daughter of Robert Crichton late of Newport Pagnall, Buckinghamshire deceased and widow and executrix of James Buchanan late of London merchant deceased also sole executrix and residuary legatee of will of Archibald Buchanan late of Sundon, Bedfordshire deceased another of her children by the said James Buchanan.
(iv) Rebecca Buchanan of Wimpole Street in parish of St. Marylebon Middlesex spinster the other of the children and executrixes of will of Jane Buchanan and sister and one of the legatees of will of Archibald Buchanan deceased.

whereas: said Robert Crichton is since deceased will dated 13 September 1748 devised to James Buchanan, Walter Ewer and John Atchinson all his lands etc. in Buckinghamshire and Bedfordshire on trusts.
to daughter Jane Buchanan ¾ of yearly produce of manor and lands in Bedfordshire purchased of William Pryor; after said daughters decease trustees should by sale or mortgage raise £2,400 to be divided amongst testator’s children at age of 21.

said James Buchanan deceased 24 August 1758, leaving widow Jane and surviving children: Archibald Buchanan; Dame Jane Riddell; Rebecca Buchanan by will appointed said Jane Buchanan, George Napier and John Gay both since deceased as executors.

reciting will of Robert Crichton, death of said James Buchanan and decree and report in Chancery made in certain cause wherein Samuel Crichton was plaintiff and Jane Buchanan and others were defendants. Pursuant to said report (i) conveyed to (ii) all the manor and lands late part of the real estate of said Robert Crichton deceased hereinbefore described, to uses as expressed in the will of Robert Crichton deceased

Archibald Buchanan barred remainder by common recovery [?V462] he died 5 February 1773; will dated 17 March 1772 devised manor of Sundon, Bedfordshire to trustees to use of his mother said Jane Buchanan for 1,000 years on trust to raise by sale or mortgage £12,000 plus interest at 4% until payment made and to invest the same in government or other securities to pay interest to Rebecca Buchanan for life and on her death to divide the principal amongst her children if any.
Devised manor of Marston Mortaine and other lands in Bedfordshire and Buckinghamshire to trustees to use of nephew John Riddell with remainders etc. . .
appointed mother sole executrix Codicil 2 January 1773 only £9.000 to be raised from Sundon estate for benefit of Rebecca Buchanan instead of £12,000 other £3,000 to be raised out of Buckinghamshire estates
Jane Buchanan paid all debts out of estate of Archibald Buchanan except principal of £2000 due on bond by him to said Jane Buchanan 9 December 1772 for payment of £4,400 with interest at 4% whereof £2,400 was paid off out of said estate, sum of £2,000 with £180 interest remains due.
said Jane Buchanan died 31 January 1782 leaving her children Dame Jane Riddell and Rebecca Buchanan surviving. Will dated 20 November 1780, residue of estate to Dame Jane Riddell; appoints both daughters executrixes, proved Prerogative Court of Canterbury.
said £2,400 directed by will of Robert Crichton to be raised by sale or mortgage on estate at Marston Mortaine on death of Jane Buchanan without other issue by said James Buchanan than Archibald Buchanan,
Dame Jane Riddell and Rebecca Buchanan, became vested interest in them raisable on death of said Jane Buchanan; right in ? share of this belonged to Archibald and on his death in her lifetime this vested in her as residuary legatee; on her death it vested in Dame Jane Riddell as residuary legatee of her will; said Dame Jane Riddell had ? in own right; other ? to Rebecca Buchanan.
It is necessary to raise and pay £2,400 according to the will, thus manor of Nether Shelton must be sold (no-one being willing to advance money on its security)
Dame Jane Riddell agrees to purchase estate at Marston Mortaine for £3,960
£2,472 due for principal plus interest of said £2,4000 which is to be divided into 3 parts (each £824) one part each to Dame Jane Riddell and Rebecca Buchanan; other added to £1,488 (residue of the said sum of £3,960 purchase money) makes together £2,312
£2,180 now remains due from estate of Archibald Buchanan for principal plus interest on said bond to the residuary personal estate of said Jane Buchanan, being paid out of £2,312 leaves £132 which shall be paid to Dame Jane Riddell and Rebecca Buchanan to discharge interest on said £3,000 and arrears of annuity of £100 charged by codicil to Archibald Buchanan’s will.
now: consideration: £824 to Rebecca Buchanan as her ? part paid by Dame Jane Riddell in part of purchase sum of £3,960 £824 retained by Dame Jane Riddell as her ? and £824 as residuary legatee of Jane Buchanan’s will from estate of Archibald Buchanan
£1,356 retained by Dame Jane Riddell in discharge of £2,180 due on bond to estate of Jane Buchanan.

to preserve terms of demises Dame Jane Riddell and Rebecca Buchanan have transferred to Sir Walter Riddell and Dame Jane,
his wife all their claim in said messuage in trust that the remainder of the terms of years shall attend the inheritance of the same premises for use of Dame Jane Riddell.
