    Deed of conveyance "of Real Property" between: (i) Edward Elms of Shitlington, Farmer and James Gazeley of Shefford, Wheelwright acting as trustees of the last will and testament of the late William Gazeley (d. June 1867) of Lower Stondon, yeoman, deceased To (ii) Joseph Gazeley of Lower Stondon, yeoman In accordance with the last will and testament of William Gazley "duly executed and dated the eleventh of December 1857" in which Edward Elms and the testator's son James Gazeley were appointed executors "to whom the Testator gave all his Estate and Rights as well Real as Personal In Trust as soon as conveniently might be after his decease", the Testator being "seised in fee simple in Posession of inter alia the plot of land hereinafter described." The Executors Edward Elms and James Gazeley "in the execution of the trust vested in them by the said will lately offered for sale by Public Auction the hereditaments and premises so thereby devised to them as aforesaid and whereat the said Joseph Gazeley was the highest bidder for and declared the purchaser of the said plot with its appurtenances at the price of one hundred and fifty-seven pounds (being the highest price obtainable for the same and which sum includes Timber on the premises)." "Which same plot of land being in Lower Stondon aforesaid consists of three roods, nineteen poles being part of an allottment of one and half acres of meadow or pasture land called Woodland Close formerly in possession of James Gazeley the father of the said Testator [and] as the same plot is now staked or marked out for division from other part of the said allottment or close on the Southward sold to the said George Tingey, [whose] self, heirs and assigns are to maintain the fence there on his and their own ground... and on the Northward sold to Elizabeth Croseley and wherefrom the same the plot is to be fenced and divided on that side by and at the expense of the said Joseph Gazeley, his heirs and assigns..." Reference is made to a seperate covenant made between Elms, James Gazeley and Joseph Gazeley re; "no act being made to encumber the said lands", and a seperate covenant made with George Tingey to produce Title Deeds for the said lands in order for copies to be produced "to be made at the expense of the Covenanter". Specific Title Deeds are listed at the foot with their dates. Signed Edward Elms, James Gazeley and George Tingey with their seals.
