    Parties: (i) John Coles of Luton, grocer, tallow chandler and dealer in spirits and Sarah, his wife; Matthew Coles of Luton, gentleman, trustee for John Coles; (ii) Matthew Coles; Caleb Talbot of Smithfield, London, cheesemonger; Francis Wilkins of Farley, Luton, gentleman; Joseph Williamson of Luton, hatter; (iii) John Ivory of Ansells End, Kimpton [Hertfordshire], gentleman; Benjamin Hopkins of Redcross Street, London, grocer and other creditors of John Coles as in schedule Reciting: - John Coles was indebted to his brother Matthew, Caleb Talbot and other creditors as shown in schedule which, through loss in trade and other reasons he could not meet; therefore he had agreed to convey (a)-(g) and his personal estate to (ii) in trust for sale and the proceeds divided proportionately amongst his creditors Operative Part: - (i) released (a)-(g) to Caleb Talbot, Francis Wilkins and Joseph Williamson with consent of (iii) for 5/- ; - John Coles assigned all his household goods (except personalty), stock in trade and money owed to him to (ii) upon trusts, with consent of (iii) to secure payment at 15/- in the pound; - Matthew Coles, Caleb Talbot, John Ivory and Benjamin Hopkins and all other creditors, in consideration of repayment at 15/- in the pound acquitted John Coles of any further liability for his debts Property: (a) messuage formerly in occupation of George Freeman, then John Coles in Luton near George Inn, gateway belonging to messuage formerly of Joseph Freeman, then Rev.Edward Barnard DD, then William Hay on one side and road from Luton to St.Albans [Hertfordshire] on the other; purchased by John Coles from William Hampson, gentleman (b) piece of ground now converted into a yard and garden belonging to (a) shooting down and abutting at lower end on Barbers Lane, formerly in occupation of George Freeman, then John Coles; bought by John Coles from William Hampson, gentleman; (c) messuage now called Bell at North End of Luton formerly in occupation of John Young, now Alexander Munro bounding: messuage formerly of Nathan Marsom, then John Cooper, now Philip Fowler S; messuage formerly of James Crawley, then heirs of Thomas Crawley, then John Hay N; messuage formerly of Sir John Napier, now Earl of Bute, formerly in occupation of John Mecham, then Richard Olney, then William Olney S or SW; devised to John Coles by will of Elizabeth Coles his late mother; (d) close in Bridge Field, Luton of 3 acres in occupation of John Coles bounding: highway from Luton to Round Green one side and close of Matthew Cole's on the other side, abutting land formerly of Mr.Dalby, late Thomas Procter at one end and land formerly of Mr.Ewer, then Samuel Chase at the other; purchased by John Coles from Joseph Williamson under description of two pieces lying in Bridge Field; (e) piece of arable (now inclosed) in Blackwater Field, Luton of 6 acres with Someries Church Path lying through it bounding: field way called Vicar's Baulk from Luton to Eaton Green SE; part abutting on highway from Luton to Someries; purchased by John Coles from Francis Wilkins and Daniel Gutteridge, devisees in trust of Sarah Marsom, deceased; (f) piece of arable in Stopsley Tything in Blackwater Field on or near Neals Hill of 3 acres, a path from Eaton Green to Luton Park on one side and abitting towards Someries Hill foot at Gallants Lane; purchased by John Coles from Francis Wilkins and Daniel Gutteridge, devisees in trust of Sarah Marsom, deceased; (g) piece of land called Three Roods Piece of 1 acre in Winsden or Bissil Field, Luton bounding: land formerly of Mary Coleman, widow, now Samuel Chase S; abutting close of land called Hagdell; also abutting at other end headland piece formerly of Sir Samuel Stirling, now of John Crawley, esquire; purchased by John Coles from Francis Wilkins and Daniel Gutteridge, devisees in trust of Sarah Marsom, deceased Habendum: - to Francis Wilkins, Caleb Talbot and Joseph Williamson; to use of (ii) upon trust for sale Covenants, amongst others: - to bar dower of Sarah, wife of John Coles, (i) covenanted with Matthew Coles to levy a fine sur conizance de droit come ceo Other creditors: - Sales & Pollard; - John Bate & Company; - Loveday & Clay; - Proudman & Hopkins; - Stracy & Son; - Edward Samm Witnesses: - William Parsons; - Leonard Hampson Certified true copy by Leonard Hampson and William Parsons 22 Nov 1788
