    - 56 acres arable and 2 acres meadow in Potton inherited from father Thomas Hankin demised to nephew Thomas Hankin for life, then to his son, Thomas Pate Hankin. - Messuage with shop, outhouses and garden in Potton where testator dwells, after death of testator's wife, Elizabeth, to Frances Hankin, daughter of nephew Thomas Hankin. - Freehold and copyhold lands formerly the estate of John Atkinson to Frances Hankin. - Tenement in Potton called the Black Bull and tenement adjoining in the occupation of John Dennis; messuage adjoining in the occupation of Ann Rugeley, and all other shops, outhouses etc. to John Cottman of Ashwell (son of late Martha Cottman) for life, then to Frances Hankin. - To nephew Thomas Hankin: moiety or moieties in copyhold messuage knowns as the Swan in Potton, in the tenure of Judith Appleby, widow, and Joseph Gilbert; and messuages adjoining in the tenure of Richard Richardson and Keeling Binns; and 8.5 acres arable in common fields of potton, formerly the estate of Elizabeth Ward, widow. Subject to an annuity of £5 payable to his brother, George Hankin of Cambridge. If the annuity is unpaid, the demise goes to John Cottman, charged with the same annuity. - Copyhold messuage in King Street, Potton in the occupation of kinsman George Batley demised to George Batley for life, then to his heirs. If no heirs, to kinsman John Ball, and his heirs. - To nephew Thomas Hankin; 4 acres in Potton [Windmill Field], in the occupation of Judith Appleby, subject to payment of £30 to the minister and churchwardens of Potton, who are to put the money out at interest and the interest to be applied for the instruction of the children of the poor of the parish of Potton. If the £30 is not paid, the demise to Thomas is revoked and the property to go to niece Jane, wife of William Thurlbourne. - Messuages and land etc. in Tempsford purchased of Adams Brace and now in the tenure of John Browing; to wife for life, after her death to nephew Thomas Hankin for life, and on his death to his son Thomas Pate Hankin. - Cottage, orchard and close of pasture in Tempsford in tenue of John Browing, purchased of William Kates; to wife for life, after her death to nephew Thomas Hankin for life, and on his death to his son Thomas Pate Hankin. - Messuages and lands in Tempsford and Everton in tenure of William Baldock: to neice Martha, wife of John Wilson, for life; then to William, son of Martha and John. Should William die before age 21 and have no heirs, demise goes to Thomas Hankin. - Cottages and pasture in Girtford in the occupation of John Blewitt; to William Thurlbourne and wife Jane for their lives, then to any issue equally, but with £50 to be given to thier son Thomas in addition to his share. - 22 acres arable in Sandy in the occupation of John Blewitt, purchased of John Richardson; bequeathed to kinsman John Ball. - Arable and pasture land in Great Barford in the occupation of William Freshwater; to Richard Hearne and John Pedley on trust to sell. After expenses, sale proceeds to be used to pay remianing legacies given under the Will of testator's late brother, John Pate Hankin; £20 to be given to minister and churchwardens of Potton to pay legacy under the will of the late Alexander Atkinson and to be used for the purposes specified in his will; remainder of sale proceeds to Thomas Hankin, except for £5 each to be paid to Richard Hearne and John Pedley in gratitude for dealing with the Trust. - £50 to be paid to wife Elizabeth. - £20 to George Batley. - £20 to maid servant Mary Smith. - Residue of estate to Thomas Hankin. Sole executor: Thomas Hankin. Witnesses: Matthew Rugeley, Henry Winn, John Beviss.
