    (1) Richard Antonie of Colworth, Esq (Landlord) (2) James Ward the Younger of Sharnbrook, Yeoman (Tenant). (A) Messuage or farmhouse with Dairy, Barn, Stable, Cowhovel,Calves Pens, 2 Hogsties, Wood Hovel and all other conveniences etc in Colworth, now in occupance of Abraham Lehair. AND 6 closes or inclosed arable and pasture gardens in Colworth to messuage adjoining now held or occupied by Lehair (86Acres) called Home Close, Bear Garden. The Sheep Ground, The Kings Close, The Upper Hop Ground and the Slipe. (B) AND piece of arable called Long Piece lying in Open and Common fields of Sharnbrook (12Acres) now also occupied by Lehair, Timber Reserved and lands now sown with corn or grain by the present Tenant Abraham Lehair with use of the Yards, Barn and hovels belonging to the above premises for the convenience of Abraham Lehair for Inning, Thrashing and Dressing and Making off the crop of the next ensuring Harvest. Tenant 'agrees to live and reside constantly with his family in the said messuage'. Tenant agrees to do glass windows and thatching of above buildings. Antonie to provide rough timber for gates, fences etc. which tenant is to maintain. To lay and inbarn all corn etc. in barn there and not elsewhere. Not to grow grain more than 2 years together without fallow. (2) Agrees to lay down to grass in 1773 such part of Sheep Ground (12Acres) as is now in tillage after having given the same a summer tillage or fallow. In first year of lease James Ward agrees to give so much of Bear Garden as in tillage (14Acres) a summer tilth or fallow. To be planted in 1772 with Barley, Oats or Beans and then in1773 to be laid down to grass. Clause preventing tenant lopping trees etc. including 'Shadow Trees' and Willows of under 9 years growth. Not to cut more than 30 poles of hedge in any one year. Ward agrees to set down and keep good back fences to preserve the Hedges so cut from spoil or destruction by cattle. Ward agrees to bank and level all hills and banks in 5Acres of above. Ward agrees to provide carriage of 2 chaldrons of coal or two waggon loads of bricks from Bedford yearly, to be delivered at Colworth House + per load or chaldron (expenses of 2s.6d. met by Antonie). Free right of way of Antonie over the land. Ward agrees not to make any more roads or ways across premises 'not to suffer any person or persons - (without the consent in writing of the said Richard Antonie) to go pass or travel by through or over any part of the said demised premises (Except the family servants and workmen of the said James Ward and such other persons as shall come to the said demised premises on their lawful occasion and business. And that the said James Ward shall do everything in his power for and towardspreventing any High Road or Common Highway being made through or over the said demised premises or any part.... by keeping the several gates belonging ......constantly locked up when and after proper locks for that purpose shall have been delivered to him by the said Richard Antonie'. Not allow any horses, cows, sheep or other cattle belonging to any person ... to feed or depasture on any part of the said premises. Allowed 3 dozen underwood for back fences (see above). Rent property (a) £64 per annum. Rent property (b) £3 per annum. £10 per annum for pasture converted to tillage without permission.
