Premises of late John Marshe Dickinson sold by auction on 26 May 1777 at Sugar Loaf Inn in Dunstable
ii) was highest bidder for lot 2 at £1050 and was considerably more than others bid for the same, with the intent that the property should not be sold below its market value, afterwards iii) offered to buy said premises for £1050 reciting lease and release of 20 & 21 March 1744, and enrolled in Kings Bench in Easter term, 18 George II

no notice was taken in said conveyance of the annuity of £80 3s but by a memorandum of John Marshe Dickinson dated 1 July 1765 he agreed to exonerate the above property sold to Thomas Gilpin from their share but died before such exoneration executed.
Thomas Gilpin has requested i) to make such exoneration. However most of reminder of estates sold but even if not sold i) would not have had power to execute such deed. However to fulfill request of said Thomas Gilpin, i) have agreed to grant him an annuity of £80 3s to be paid out of unsold estates (being those hereinafter mentioned)
now i) in consideration of £1050, with consent of ii) have conveyed to iii)
