    Abstract of Title of John Staines to the Swan Inn, Castle Hill and Castle Close (I) R6/5/12/1; (II) R6/5/12/2; (III) R6/5/12/3; (IV) R6/5/12/4; (V) R6/5/12/5; (VI) R6/5/12/6; (VII) R6/5/12/7; (VIII) R6/5/12/8; (IX) R6/5/12/9; (X) R6/5/12/10; (XI) R6/5/12/11; (XII) R6/5/12/12; (XIII) R6/5/12/13-14; (XIV) R6/5/12/15; (XV) R6/5/12/16-17 (XVI) Fine of Michaelmas 1693 in which Robert Bell, gentleman was plaintiff and William Baker, genleman and Martha, his wife, William Beckett, gentleman, Francis Brace, gentleman, Henry Lowen, Thomas Phillipps and Edward Pilkington were deforciants of one messuage, three gardens and eighteen acres of pasture with appurtenances in Cardington and Bedford (XVII) R6/5/12/18; (XVIII) R6/5/12/19; (XIX) R6/5/12/20; (XX) R6/5/12/21; (XXI) Deed poll of 11 January 1717 [1718] stating that Henry Lowen was dead without issue, that the reversion of his father’s real estate, after the death of Margaret Lowen would go to Elizabeth Horton, his sister who had purchased Elizabeth Lowen’s jointure and so voiding the trust for 99 years and witnessing that William Aspin and William Edwards assigned the remainder of the term of 99 years to Margaret Lowen and Samuel Southouse (XXII) R6/5/12/22; (XXIII) Elizabeth Horton died many years since without issue and intestate and so her reale state passed to William Staines of Biddenham, gentleman, her cousin and heir at law (XXIV)R6/5/12/23; (XXV) William Staines’ widow is dead but he had charged his estate in Bedford with another annuity; (XXVI) Q. “John Staines is now in Possession of this Estate, is married, his Grace the Duke of Bedford hath agreed with Mr. Staines for the Purchase thereof; You will therefore please to peruse this Abstract on behalf of His Grace and advise if a safe Title can be made and please to direct what conveyance and assurance will be necessary for that purpose” (XXVII) A. “I have perused this Abstract and am of Opinion that Mr. John Staines and his wife can by Indenture of Lease and Release and a Fine make a good Title and Conveyance in Fee of the Premises therein comprised to his Grace the Duke of Bedford. There may be inserted in the Release the usual Clause that all persons in whom any term or Terms of years of or in the said Premises or any part thereof is or are interested shall stand possessed of and interested the same for the residue if the Term or Terms therein to come and unexpired In Trust for his Grace his Heirs and Assigns in order to attend the purchase and Inheritance thereof.
