    ‘My Dear Kate, I wrote to Messrs Chandler & enclose the reply. Mr Chandler has retired from the firm & Mr Roulton knows nothing about the iron room All that I am sure of is that we certainly intended to give it to you absolutely. The first para of the letter shows this & there must have been some correspondence or deed. The other part states the conditions under which you father will permit it to remain. As Mr Roulton says it seems clear that the room is your property but you have to carry out the terms of the letter. The vicar according to the letter has the right to use the room but that does not give him or anyone else any claim to the ownership of the building. The letter of June 30th 1900 certainly upsets my idea of the transaction as I intended you to be the owner absolutely. You were under no obligation to maintain it & could have sold it if you did not want to keep it. However the letter converts you into a Trustee holding the room for the benefit of the parish. I don’t suppose you want to incur any expense in maintenance of the room. Why not make it over to the church council on the following conditions 1) that they pay you a small rent for the land 2) that they maintain the room in good order 3) That they carry out your father’s condition & hold it for the benefit of the parish for the use of the Established Church to the exclusion of Dissenters of all denominations. 4) That you have the use of the room if at any time you require it for any purpose connected with the Established Church.’
