    1) The Wardens and Commonalty of the Mystery of Grocers of the City of London [The Grocer's Company] 2) John Harvey of Ickwell Bury, Northill, Esq. 3) The Rev. Francis Pott, Rector of Northill, the said John Harvey, and Joseph Henry Warner of the Priory, Hornsey, Master of the Grocer's Company [The Trustees] Reciting: Indenture 20 November 1872 i) John Harvey ii) Rev. Francis Pott iii) The Grocer's Company Reciting inter alia that iii) were patrons of the living of Northill, and that a District Church for the hamlet of Caldecote in Northill called All Saints Church had lately been erected on land given by John Harvey, adjacent to the land intended to be granted; that the services of All Saints Church were performed by the Curate of the parish church of Northill; and that i) and iii) wished to provide a suitable house for the clergyman who was for the time being officiating at All Saints Church, and had agreed that i) should provide the land and iii) should build the dwelling house GRANT by i) to use of iii) of - land as site for a Clergyman's house COVENANT by iii) to erect a messuage, and eventually at request of i) to convey and assign the hereditaments to three trustees of whom one to be the Rector of Northill, one to be appointed by John Harvey or his heirs, and the third to be appointed by the Grocer Company, upon trusts to maintain and repair the fabric of the building for the benefit of the Assistant Curate of Northill for the time being officiating at the Church of All Saints Further reciting that a dwelling house has been built on the piece of land and that i) has requested 1) to convey the property to 3) NOW Conveyance (grant, bargain and sale and release) to 3) who are the Trustees, of piece of land in Caldecote (1a.) bounded :E. Churchyard of All Saints Church : N. The high road from Biggleswade to Bedford :W. The high road from Hitchin to York :S. Other land of John Harvey lately in the occupation of Mr James Bates. Together with the house lately erected thereon to hold to 3) on trusts, viz: to permit (subject to the control of the Managers, namely John Harvey and his heirs - the beneficiary in possesion for the time being of the mansion known as Ickwell Bury - and of the Rector of Northill and the Master of the Grocer's Company) the Assistant Curate of Northill to have charge of All Saints Church and hamlet of Caldecote as a separate ecclesiastical district, to reside in the house he paying a maximum of £15 a year rent and also paying rates,taxes and assessments etc. Trustees to have power to let the house if not occupied by the curate.
