    Parties: (i) John Bolding of Ampthill, surgeon; (ii) John Ekins of The Royal Exchange Assurance Office, London, esquire; (iii) Ann Hesse of Flitwick, widow of Ann [sic] Hesse, late of Flitwick, esquire; ne Ann Fisher; (iv) Richard Filkes of Woburn, apothecary Reciting: - indenture of 23 Mar 1671 in which (1) Francis [Hawley, 1st Baron] Hawley [of Duncannon], Sir Andrew Harbred, Sir William Howard, Sir John Talbot, Sir Robert Stewart and William Harbred esquire as trustees conveyed a fee farm rent of 11/6/5 of lands in Flitwick and Maulden to (2) Ralph Egglestone of St.Martin's in the Fields [Middlesex], gentleman [inrolled in Chancery on 7 Jun 1672]; - the fee farm rent was afterwards vested in Sarah Burton of St.Andrew, Holborn [Middlesex] who, on 19 Apr 1764 agreed with Humphrey Dell of Flitwick, doctor in physic to sell to him for 273 clear of all incumbrances except the dower of Mary, wife of Robert Galloway, late widow of Henry Burton and mother of Sarah Burton; - will of Humphrey Dell of 16 Jul 1764 devising to Richard Filkes the elder, since deceased and (iv), apothecaries of Woburn a capital messuage at Flitwick with paddock, closes etc belonging and all other messuages etc, in Flitwick, Maulden, Greenfield and Cranfield in trust to receive the rents and profits until the testator's Goddaughter, (iii), then 7 years old, should become 21, the testator declaring his will to be that the surplus profits should be invested in stock etc. for sole use of (iii), with remainders etc.; - codicil to will of Humphrey Dell of even date with the will noting that he was contracting with Sarah Burton for purchase of the fee farm rents of which Richard Filkes senior and junior would be trustee; - death of Humphrey Dell soon after completion of the will and codicil which were proved by Ann Fisher [mother of (iii)], his executrix who completed purchase of the fee farm rents by bargain and sale of 11 Dec 1764 from Sarah Burton, conveying them to (ii) as trustee, the lands from which the rents originated being then in occupation of Mrs.Fisher, Colonel Sheldon, Mr.Farey, Mr.Howson, Mrs.Millard and Mr.Ferris; - (iii) became 21 on 25 Feb 1778 and soon afterwards married James Hesse and took possession of the devised estate from Humphrey Dell,except the fee farm rents which had been conveyed to Ann Fisher; - death of Ann Fisher on 26 Dec 1779 and her will of 8 Aug 1778 in which she devised the fee farm rents to her husband Jeffery who then took possession of them; - death of Richard Filkes the elder in 1780 leaving (iv) as his heir at law and surviving trustee of the codicil to the will of Humphrey Dell; - death of James Hesse on 22 [sic] Aug 1783 [Burial Register notes his burial in the chancel vault at Maulden on 14 Aug aged 33 and being "from Flitwick"] intestate leaving his wife and an infant son named James and two infant daughters; - death of Jeffery Fisher on 22 Aug 1783 [Burial Register notes his burial in the chancel vault on 24 Aug - noted as "from Ampthill"] leaving his only child, (iii) as his heir at law under his will of 6 May 1782 in which he devised his fee farm rents to (i), his sole executor and he then took possession of them; - in Michaelmas Term 1783 (iii) filed a bill in Chancery against (i) for, amongst other things, an account of the fee farm rents accrued since the death of Humphrey Dell and desiring (i) and (ii) to convey them and real estate in Flitwick, Maulden, Greenfield and Cranfield to (iv) upon trust for (iii) as declared in the will of Humphrey Dell [see also HN10/277/Brooks13] and to convey all title deeds etc.; - to put an end to all disputes between himself and (iii), (i) had agreed to convey the property and fee farm rents for 120 Operative Part: - (iii) paid 120 to (i); - (ii), for 10/-, conveyed the fee farm rents to (iv) in trust for (iii)
