    Title subsequently annotated in pencil to read 'Abstract of Title of Mr Wm Haynes to a freehold mess or pres situate in Shakespeare Road, Bedford. Abstracts: 1813, June 2nd & 3rd Indenture of lease appointment & release the latter between 1) Rt Hon George Earl of Ashburnham, 2) John Thomas Dawson, 3) William Beckett of Gower Street, Middx, 4) William Brown of Green Street, St George Hanover Square, Middx. Reciting indenture dated 23 March 1813 between i) George Earl of Ashburnham and his wife Charlotte, ii) Hugh Duke of Northumberland and Peter Lord Gurydir, iii) William Martin Foster. And reciting that an auction was held at the Swan Inn, Bedford on 25 Nov 1812 on behalf of 1) for selling divers lots. John Thomas Dawson was the highest bidder and purchaser of lots 50 and 51 at the price of £1700 and £850 and the said William Beckett was the highest bidder and purchaser of lot 49 at the price of £1750. And reciting that William Beckett agreed with John Thomas Dawson for the purchase of lots 50 and 51 at the price of £2600. £50 was paid by 3) to 2) and £2550 to 1). William Beckett had agreed with 1) to purchase lots 47 and 48 for £2,600. - all those parts of a field then or then lately called Conduit Field which were theinafter described (that was to say) --parcel of arable land lots 47 and 48 containing together by estimation 32a 3r 24p or thereabouts abutting on the piece of land next described on the north west on other part of the said field called Conduit Field also sold to William Beckett on the north east on other part of the field sold by 1) to John Rawlins towards the south east and on the road leading from Bedford to Olney towards the south west. -- lot 49 being 25a 13p, NW land belonging to ------, NE lots 50 & 51, SE lots 47 & 48, SW road from Bedford to Olney -- lots 50 and 51 being 38a 3r 8p NW land belonging to -------, NE lane leading from the turnpike road from Bedford to Kettering, SE land belonging to -------, SW lot 49. These 5 lots to be known as Putneys, were exonerated from tithe by the act of parliament for dividing allotting and enclosing the open and common fields meadows closes commonable lands, pastures commons and waste grounds within the parishes of St Paul, St Peter & St Cuthbert in the town of Bedford, and were in the occupation of William Sharp, the apportioned rents to be paid for the same 5 pieces was £59.11.9 a year and the land tax £2.9.6 for lot 47, £2.7.6 for lot 48, £3.10/- for lot 49, £3.12/- for lot 50 and £1.15.3 for lot 51. Declaration to limit entitlement to dower. 1813 June 3rd Indenture between 1) George Earl of Ashburnham and 2) William Beckett. Reciting Indentures of 2nd and 3rd June 1813. Agreement that 1) should retain deeds but 2) have the right to the production of the deeds or copies as per the schedule. Schedule lists deeds from 7 June 1695 through to 24/25 Mar 1813. 1817 Nov 8 - certificate for the redemption of land tax no 5367. 1817 Dec 6 - duly registered. 1817 Sept 29 - exonerated from this day. 1831 June 29 - extract from the will of William Beckett re. giving son Thomas Beckett all his freehold messuages lands tenements and hereditaments in Whitcomb Street, Middlesex and in Margate, Kent and in the County of Bedford and all copyhold in the manor of Dunsford, Surrey subject to an annuity of £30 to testator's sister Susannah Warwick and another annuity of £30 to her daughter Susannah Warwick the younger of of £25 to the widow of my late son Charles Beckett for and during their respective natural lives. 1832 May 9 codicil not affecting the premises the subject of this abstract. 1834 May 19 codicil not affecting the premises the subject of this abstract. 1835 June 28 William Beckett died. 1835 July 15 Will and 2 codicils proved in the prerogative court of Canterbury by Thomas Beckett & Blissett Lowther Gould, executors. 1851 Dec 24 Extract from the will of Thomas Beckett, surgeon to the forces then on half pay and residing at Russell Place, Fitzroy Square, Middlesex giving to daughter Mary Catherine Beckett during her life as a spinster an annuity of £100 Charge all freehold and copyhold land etc (except the advowson & right of presentation & the estates vested in testator by trusts or by way of mortgage with the payment of the annuity. All freehold and copyhold whatsoever and wheresoever to son William Thomas Beckett. Son William Thomas Beckett and friend Benjamin Moore executors. 1853 Feb 17 Susannah Warwick the elder died. 1856 July 21 Thomas Beckett died. 1856 Aug 20 Will proved PCC. 1859 Sept 7 Mary Catherine Beckett died without having been married. 1874 Dec 9 Susannah Warwick the younger died. 1882 June 10 certification of payent of succession duty on the death of Thomas Beckett. 1882 Oct 13 Certificate payment of succession duty re. Mary Catherine Beckett 1882 Nov 8 Receipt for payment of succession duty re. Susannah Warwick the younger. 1876 Dec 30 Counterpart Indenture of lease between 1) William Thomas Beckett, 2) Charles Howard of Biddenham, farmer. Demise of 89a 0r 20p being the lands &c subject of this abstract together with an ancient messuage called the Priory with the garden homestead yards and buildings adjoining not the subject of this abstract. Right for leasee to dig for clay for bricks and make and sell same on two pieces of land at north part of said premises and lying on the south side of the turnpike road from bedford to Higham Ferrers being part of Groundditch Field and containing 5acres and called B and C. Term 21 years, Rent £265 per year clear of all taxes (except Property Tax) Usual clauses for an agricultural holding and for the manufacture of bricks, but with additional clause that the 'if & as often as the sd William Thomas Beckett his heirs or assigns shall at any time or times during the sd term' give 3 months notice in writing requiring Charles Howard to quit any part of the land fronting any present or future road or road or railway such frontage not to exceed at any one time or in any one such Notice 600 feet in depth from such roads or railways (not to extend to land marked B & C) then Charles Howard, heirs, assigns, undertenants shall quit and deliver up possession and William Thomas Beckett will adjust the rent and allow reasonable compensation etc.
