Scope and Content
- all those pieces or parcels of land situate in the parish of Dunstable in the County of Bedford and fronting and abutting on or towards the south on High Street, Dunstable, on or toward the west on a lane or path known as Dog Kennel Lane or footpath and on or towards the north and east on other lands of the vendor together with the messuages or tenements and builidings erected on some parts thereof and formerly forming two messuages or dwelling houses known respectively as The Grove House and The Beeches but now forming one messuage or dwelling house known as The Grove House. Subject to covenant 'for ever to maintain the shrubbery to a depth of 800 feet from the Grove House stables measuring in a northerly direction and of present width of shrubbery.

Archival history
Supplied by Mr Bagshawe to Bedfordshire Libraries and added to their Bagshawe Collection as number 257A. At some point the item was transferred to the Bedfordshire Libraries reserve store and in 2025 was transferred from the libraries reserve store to Bedfordshire Archives, and was added to the Archives' Bagshawe Collection.
