    ... 2 freehold parcels of land, 17 acres 2 roods 31 perches, in Arlesey, separated from one another by the main line of the Great Northern Railway Company ... liberty for their lessees, agents and workmen to work the clay, sand, chalk, flints and other materials used in the manufacture of bricks, and all coprolites in the land, to make pits, soughs, drains, watercourses, fences, roads, railways, tramways on the land, to make bricks, tiles, drainpipes and other fictile products, raise and take away the coprolites, sell the articles manufactured and the coprolites, erect engines, machinery, houses, kilns, sheds, huts, as necessary, liberty to bring in limestone, greystone etc., to convert them into lime or cement, to erect buildings etc., and stack materials and rubbish on the land ... excepting out of the lease the mining of any material other than those mentioned term: 40 years rent: £200 and: ... in event of a re-entry after the determination of lease, a proportionate part of rent for half year up to re-entry ... a royalty of 1s..3d for every 1,000 bricks or tiles sold or manufactured ... a royalty of 6d for every ton of clay raised for manufacture of drainpipes or other fictile products proviso that dead rent of £200 and aggregate of royalties shall merge thus: ... in any half year if aggregate be less than £100, then £100 be paid for all rent and royalties ... if aggregate exceeds £100 then such amount shall be paid, but lessees shall not be at liberty to set off such excess against a deficiency in any other year Covenant by (ii) that if taxes, rates etc., payable by (i) increase because of brickmaking, (ii) will pay increase Covenant by (ii) to fence off property, keep accounts and allow inspection Plan on dorse Surrender (on dorse) (i) Arlesey Brick and Lime Company Limited (ii) Anne Tipper Surrender of above property and discharge by (ii) 20 Feb 1883
