    (i) Francis Taverner Richard Taverner William Manley, Cotton End, Wilstead, gentleman (ii) William Smyth junior, gentleman & wife Mary, one of the sisters of William Manley (iii) Joseph Hobson, Eastcotts, Cardington, gentleman Richard Manley, Cotton End, gentleman John Ampes, Kempston (i) as trustees of John Manley, deceased, to settle lands and tenements on Mary, wife of William Smyth junior in full satisfaction of the marriage portion which William Smyth is to have, with consent of (ii) to (iii) in trust. --- Lazar wood close (32 acres) Cotton End, parcel of the demesne of the Manor of West Cotton if William Smyth, gentleman, father of (ii), shall convey and settle on William Smyth, lands and tenements worth £80 per annum within 30 miles of Wilstead, a moiety on wife Mary for life, then to right heirs of William Smyth junior, the other moiety to William Smyth junior & heirs after decease of his father. or if William Smyth the father bequeaths to William Smyth junior mortgages etc., to value of £1600, then the trustees shall convey the close to William Smyth junior, Provided that if William Smyth junior dies before his father and that there shall be no lands or personal estate to the value of £1,600 settled upon William Smyth junior by his father, if William Smyth senior within 6 months of decease of son, conveys to Mary lands of yearly value of £40 or annuity of the same value for life, and if he demises to children of (ii) the sum of £1,600, then the trustees will convey the close to the son & heir of (ii) if William Smyth senior does not perform these articles, at request of Mary the trustees will convey the close to her. letter of attorney to Mr. Wilcock & livery of seisin. witnesses.
