    [reciting bargain and sale (i) to (ii) £1,600 even date --- capital messuage or farm, Wilstead, in the occupation of Lewes Albon, containing about 70 acres pasture, 60 acres arable in common fields, and 30 acres wood, part of the Great Wood £500 of the consideration is in hands of John Manley, £100 to be paid at Hokentide next, £600 at Christmas next and £400 at midsummer next] John Manley and son William shall have lease of all the premises for 30 years @ £80 per annum for the first 7 years and £100 per annum for the rest of the term, payable at Hitchin Friary, they to pay all taxes and charges, and they may at any time during the next 20 years stock up 25 acres (divided into 3 closes), and 5 acres round about the wood, to be continued in wood ground and excepted in the lease. John Manley to keep the house in repair. If Counsel shall advise that the sisters of the late Earl of Peterborough and the Earl and his brothers should convey the premises, this assurance shall be at the charges of John Manley 21 Jul 1651
