    all estate in parishes of St. Paul, St. John and St. Mary, Bedford, and in Kempston and Elstow, part of which is leasehold held of Hospital of St. John, Bedford to John Trapp and Benjamin Trapp of Bedford, drapers, in trust until son Edward Chapman is 21, and to pay wife Elizabeth Chapman £100 per annum for life and also £30 per annum to Elizabeth Chapman of St. Peters, Bedford, widow after son Edward is 21 to his use, and his heirs, and if son Edward do not survive to 21, then to daughter Elizabeth Chapman if said daughter Elizabeth does not survive to 21, then to nephew William Dent son of John Dent late of Portugal Street, Lincolns Inn trustees to renew lease of land held of Hospital of St. John if it fall in annuities to be paid on 6 Jan and 6 July at Shire Hall, Bedford all my books to son Edward to wife Elizabeth all household goods, plate, linen and china to nephews William Dent and Edward John Dent £50 each at 25 residue to said John Trapp and Benjamin Trapp in trust to sell, and to maintain children until 21, and then to pay £3,000 to daughter Elizabeth at 21, and residue to son Edward at 21 if neither child survives to 21 or leaves heirs, then £100 to each of children of William Toms of Colmworth, Bedford, farmer, and rest to William Dent said John Trapp and Benjamin Trapp executors, and to have £50 each made 14 Jan 1808; proved Prerogative Court of Canterbury 13 Jun 1812 codicil trustees to give children a religious education, educated as they have been in a religious seminary valuation of property (detailed), with suggested rents - farmhouse etc., and malting in St. Johns (Bedford) - Berrills House - Church House - Horse & Groom in St. Marys, and 3 tenements adjoining - Jewels - 32 acres in St. Marys - 4 acres in Kempston Field - 10 acres of leasehold land - Crown and premises adjoining - house at Elstow occupied by John Bentham further £30 per annum to father's widow Elizabeth Chapman £5 to Edward and William Dent, for mourning to William Toms his debts to me, and money to make it £100 wife to have choice of houses to live, and if she wishes to continue the farming and malting business I have not the least objection and rather wish it, provided she have not the annuity and the business; at the age of 13 or 14 my son may make choice of business or profession; if he desire to be a farmer it will only be necessary to place him at 15 or 16 with some friend for 3 years the education of my daughter may chiefly be left to her mother made 14 Jan 1809; proved Prerogative Court of Canterbury 13 Jun 1812
