    i) Charles Thomas Warde ii) Richard Marks Brown i) leases to ii) ... Breach Mill (water corn) ... property as in X448/3 but areas - now measured - slightly different, windmill now removed as in existing lease which expires on 29 September 1856 [X448/3] ... close arable called Marsletts, with garden adjoining (17 acres 1 rood 10 perches) ... pieces meadow lying between river and drain (5 acres 2 roods 10 perches) ... small orchard adjoining garden (2 roods 35 perches) ... barns, farm buildings, yard and part of stack yard, formerly in occupation of Christopher Tomson, and now of ii), situated near said mill all in West Hyde and occupied by ii) as tenant from year to year all timber reserved to i) to hold all above - 1stly described - from after expiry of existing lease for 11 years (ending on 29 September 1867) to hold lands 2ndly described (not in X448/3) for 21 years from 29 September last (ending on 29 September 1867) rent (in lieu of £110 as in lease of X448/3) - £200 - £50 for every acre ploughed without consent (as before) however, ii) may plough small piece of pasture on which windmill lately stood and throw it into Marsletts same covenants and agreements as in previous lease ii) will not place sluice agreement as to purchase of water wheel and steam mill machinery (recently erected by ii)) signed: both endorsed witnesses: William Fuller, butler, Edmund Williamson, solicitor, Luton
