    i) John Crichton Stuart, Marquess of Bute and Earl of Dumfries ii)Thomas Cox, Hyde Mill, Luton, miller i) leases to ii) ... messuage, water corn mill etc. ... lands belonging in Luton and Harpenden and Wheathamstead, Hertfordshire (64 acres 2 roods 16 perches), as in schedule on deed in occupation of ii) ... corn and vicarial tithes in East and West Hyde reserving to i) game, fish, timber and right of entry for himself, servants, gamekeepers etc. term – from 29 September last - 14 years yearly rent - £150 payable quarterly - further rent of £50 for every acre meadow and pasture now in tillage or to be laid down to grass or ploughed up without consent covenants as to repair, methods of husbandry and the preservation of hedges at end of term i) may purchase water wheel, tackle etc. i) is lessee of vicarial tithes arising out of said premises, under lease, which may expire during said 14 years.
