    i) James Woodhouse of Elsdon, Herefordshire, gentleman, eldest son and heir of Alice Woodhouse, deceased, only daughter of Thomas Pember, deceased, only brother of James Pember late of St Clement Danes, Middlesex, gentleman, deceased, which James survived Robert Ondley [Oudley, see below] ii) Elizabeth Ondley of St Albans Street in St James, Westminster, Middlesex, spinster, only daughter and heir of Robert Ondley late of St Martin in the Fields, Middlesex, pewterer, deceased iii) Richard Reddall of Eversholt, esquire document defective – begins with following recital: i) Elizabeth Clay Mary Mauditt Sarah Mauditt conveyed to ii) Ambrose Reddall ... manor of Herne ... manor house of Herne, in occupation of John Herbert ... closes belonging, containing 150 acres in occupation as above ... 2 closes near Milton Broad Mead in occupation of Francis Cook 13 acres ... * messuage in occupation of John Feasant ... * Home Close, Four Acres Close, Over Cow Leys, Lower Cow Leys, Barns Closes, the Three Closes with the spinneys adjoining to Washridge wood, 2 closes called Wood Closes or the Little Wood next to Milton Broad Mead 113 acres in occupation of John Feasant ... toft where a house formerly stood ... several pightles adjoining 14 acres in occupation of Henry Medcraft to uses, viz: * to use of Elizabeth Clay moiety of residue to use of Mary Mauditt, and other moiety to Sarah Mauditt said Mary Mauditt died intestate by which one moiety descended to Elizabeth Clay Elizabeth Clay died 14 July 1723 having made will 29 December 1722, devised real estate to sister, Sarah Mauditt, for life and then to James Pember and Robert Oudley (by name of Robert Audley in the Strand, pewterer), on trust to sell after death of her sister and use the proceeds for legacies, viz: - to godson Stephen, son of Robert Clay, supervisor of Excise, £1000 - to Elizabeth Bushell, sister of Robert Clay, £50 - to the 2 sons of above, £10 each - to Lady Hales, widow of Sir Edward Hales, baronet, £100 - to her son Mr Edward Hales (who was her late son's godson) £100 - to goddaughter Elizabeth Hales, daughter of said Lady Hales [---] - to goddaughters, daughters of Robert Oudley, £50 each, if both die, then to ii) (by name of Elizabeth Audley), their sister - to Arthur Stanley of Colchester £20 - to James Pember £50 - to Elizabeth Dubart, daughter of Mrs Elizabeth Dubart £20 - to poor of Toddington £20 - to 22 poor widows £20 at discretion of executors - for relief of poor prisoners, £20 at discretion of executors - Robert Clay would be entitled, within a year after death of Elizabeth Clay, to £100 by will of testatrix’s late son charged on said estate; if sister paid this in her lifetime then said £100 to be paid in 6 months after death of sister out of money raised by sale of estate to executors of sister - to Katherine Oudley (by name of Audley) mother of said Robert Oudley £20 - rings to several persons - Robert Oudley residuary legatee and sole executor recites: lease and release Dec 11 and 12 1723 I) Sarah Mauditt late of St Dunstans in the West, London, spinster, then of St Martin in the Fields, Middlesex, spinster II) James Pember of St Clement Danes, Middlesex, gentleman Robert Oudley of St Martin aforesaid, pewterer III) Thomas Reddall of Furnivalls Inn, London, gentleman to make partition of such part of manor and lands as were not divided and for confirming will of Elizabeth Clay I) and II) convey to III) - said manor, manor house and closes containing 150 acres - * 2 closes near Milton Broad Mead in occupation of Francis Cook containing 13 acres - * toft where house lately stood and 4 closes adjoining, 14 acres late in occupation of Henry Medcraft, then John Herbert, now Thomas Willison * to use of Sarah Mauditt for life and then to use of James Pember and Robert Oudley on trusts as in will and by said Indenture I) released and confirmed to II) - messuage in occupation of John Feasant - closes [as before] totalling 113 acres to use of I) for life, hen on trusts as in said will whereas: Robert Oudley died, will dated 20 April 1730, devised moiety of any real estate he might have to daughter Elizabeth, other moiety to wife Ann for life, and then to said Elizabeth; third of personal estate to wife and third to daughter as ‘orphanage part’ by custom of city of London; specified some legacies, residue to wife subject to payment of £5 and £3 per annum to his mother for life; appointed wife and Mr Isaac Rand executors; proved Prerogative Court of Canterbury; wife since died upon which Isaac Rand renounced executorship and administration with will annexed of goods of Robert Oudley left unadministered by wife and also administration of goods of said Ann granted by Prerogative Court of Canterbury to John Hastings, during minority of said Elizabeth (now aged 21) and aforesaid administrations have been granted to her whereas: the 2 daughters of Robert Oudley who were goddaughters of said Elizabeth died minors, unmarried, whereby Elizabeth Oudley became entitled to the 2 sums of £50 whereas: Sarah Mauditt is dead now: consideration: £2400 I) and II) convey to III) - messuage formerly in occupation of John Feasant, then Thomas Webb - closes [as before] totalling 113 acres in occupation as above - toft where house formerly stood - 4 closes adjoining, 14 acres in occupation of Henry Medcraft, then John Herbert, now Thomas Willison - 2 closes near Milton Broad Mead 13 acres all at Herne, Toddington witnesses: Nathaniel Trayton, H Fothergill of the Inner Temple, Richard Smith, Woburn, Solomon Vaughan, Old Radnor, husbandman
