Payton Hall, a capital messuage or manor house and land, in tenure of John Hunt then George Waller then Jeptha Waller in Ramshott, Suffolk ... divers other properties of 1) in Bedfordshire, Northamptonshire, Cambridgeshire, Huntingdonshire, Suffolk and Norfolk and in the City of London, to secure to Emma her annual rent charge of £1500 during her widowhood, and to secure portions of younger children which settlement allowed trustees at the request of 1) to sell premises at a distance and buy with the money property in Bedfordshire or Northamptonshire to hold to same uses; Conveyance i) to ii) of property below in return for Payton Hall above (conveyance by lease and release) of ... manor or reputed manor of Riseley ... messuage or farmhouse in Risely and close of pasture called Cow Pasture containing by estimate 30 acres and several other closes of pasture containing with meadow 16 acres; 84 acres arable in fields of Riseley, now or late in tenure of John Gell to hold to same uses as in deed 9 December 1780
