recites: marriage settlement 18 April 1844

if iii) survives ii), i) to pay £300 per annum to iii) for life or until remarries when annuity of £200 to be paid
if iii) survives ii) and there are children, iv) to be trustees of £6,000 paid by i)
i) covenants that above sums chargeable on real estate or, if that insufficient, on personal estate
now: confirms above marriage settlement
to wife Mary, annuity of £400, but if daughter Louisa marries in wife's lifetime, wife to have £300 per annum
to daughter Louisa on marriage, £100 per annum for her sole use until death of wife. Also £800 to be paid on marriage and trustees to invest £4,000 after death of wife, if daughter marries within lifetime of wife, or £4,800 if daughter has not married within lifetime of wife, and to pay dividends to daughter Louisa for life. After her death dividends to be paid to trustees for her children until youngest is 21, and then trust monies to be divided among them
to housekeeper Sarah Burdett, annuity of £25, but if she dies before wife, annuity to be paid to wife for life
to son Charles, £500 within 6 months of my death as have provided for him during my life
to wife Mary, all household goods, plate, wine and spirits at house in Bedford for life
to son George the portrait of myself, silver salver presented to me by inhabitants of Bedford
to daughter Louisa on death of wife, all plate, linen, pictures and books
to Isaac Hurst of Bedford, John Branson of Rockingham, Northamptonshire, and son Charles Higgins, all lands, hereditaments and estates vested in me as trustee or by way of mortgage and all lands and hereditaments in Bedford and elsewhere upon 1000 year term to secure above annuities
to son George Higgins of Bedford, common brewer, all lands and real estate and all household goods not otherwise devised
appoints John Branson and sons George and Charles Higgins as executors

codicil:
appoints Thomas Mitchell of Kempston and Samuel King of Bedford, esquires, as trustees in place of Isaac Hurst and John Branson, both deceased, in conjunction with son Charles
revokes bequest of all household effects to son George after death of wife and bequeaths them to trustees to sell and apply proceeds:
to daughter Louisa £300 and all plate, linen, pictures, books, portrait of myself and silver salver mentioned in will
all remainder to son Charles
