    The Duke is not quite satisfied about Mr Norris and the public house at the Ridgmont Station. Lord Charles was not at the Bench on Licensing Day; license would not have been granted if the magistrates had known that the Duke was likely to build a public house there. While you are here you may be able to make terms with him [Norris] either for transferring the lease or for the close of land and the cottages. Has the price (£180) of a little thing (?) at Oakley which the Duke directs him to close with. Macqueen's property (Houghton Conquest) is now advertised to be sold in lots. Mr Ward [Charles Thomas Warde] who bought Luton Park [Luton Hoo] has now offered the greater part of that property in lots, so the small capitalists have plenty of choice in Bedfordshire at the moment. Does not think a buyer will be found for the Misses Gotobed's land in one lot. May hear more about it in Bedford.
