    Recites previous events and documents: - indenture of 11 February 1893 conveying property as described in Z1337/3/1 from Alfred Hayward and Samuel Joseph Impey to Frederick Hawkes of Oxford Road, Luton, mineral water manufacturer for £270 - endorsement to indenture above that land forming rear portion of the gardens of the two properties on which engine house and coal store belonging to the mineral water factory in Oxford Road had been erected was devised by will dated 30 January 1899 to Albert Hawkes, mineral water manufacturer - will of Frederick Hawkes dated 30 January 1899 appointing wife Annie Hawkes and brother Samuel Hawkes as executors and trustees, devising (i) house and mineral water manufacturing business at 3 Oxford Road, Luton to his son Albert Hawkes; (ii) all his other property to his wife for life with reversion to Albert Hawkes and daughter Ethel Lilian Hawkes with a charge to pay legacy of £2000 to Ethel Lilian Hawkes if residuary personal estate insufficient - death of Frederick Hawkes on 15 August 1901 - grant of probate on 9 September 1901 - will of Albert Hawkes dated 12 September 1905 appointing cousin Joseph Hawkes and friend Frederick John Neville of Crawley Road, Luton executors and trustees, with estate to be used for benefit of wife Edith Jane Hawkes - death of Albert Hawkes on 10 February 1907 - grant of probate on 9 April 1907 - marriage to Edith Jane Hawkes to Nelson Johnstone on 12 October 1911 - death of Annie Hawkes on 8 August 1913 - indenture of 23 January 1914 between (i) Samuel Hawkes of Moor Street, Luton, straw plait merchant; (ii) Joseph Hawkes of Clarendon Road, Luton, straw plait merchant and Frederick John Neville; (iii) Edith Jane Johnstone wife of Nelson Johnstone of Union Street, Luton, physician and surgeon; (iv) Ethel Lilian Archer, (formerly Ethel Lilian Hawkes) of Dunstable Road, Luton, widow. Half share in the residuary estate of Frederick Hawkes devised to Edith Jane Johnstone by Alfred Hawkes sold to Ethel Lilian Archer for £605; remaining half of real estate of Frederick Hawkes conveyed to Ethel Lilian Archer at her request by Samuel Hawkes, personal representative of Frederick Hawkes. - marriage of Ethel Lilian Brown [was Archer] to William Ernest Brown at Waller Street Wesleyan Chapel on 25 May 1915
