Bounded on: NW by premises formerly of Revd. John Nanes but then of William Flemons; SW by a garden and premises formerly belonging to Mrs Knight but then to Mary Ann Holyoak wife of William George Holyoak; SE by Oxford Road; NE by Langley Street. Measuring 105 feet 9 inches long and 34 feet 1 inch wide next to Langley Street and 29 feet 4 inches wide at the rear. Recites documents and events: - indenture dated 1 June 1867 [apparently an error – should be 1857?] between (i) John Cook and Michael Cook, and (ii) James Burgess granting the property to James Burgess; - will of James Burgess dated 9 October 1863 devising his real estate to his wife Mary Ann Burgess; - death of James Burgess on 2 March 1871; - probate dated 13 April 1871; - marriage of Mary Ann Burgess to William Hipgrave at St. Pancras (Middx) on 10 August 1871; - indenture dated 28 May 1875 between (i) William Hipgrave, (ii) Mary Ann Hipgrave, and (iii) Charles Washington Seabrook and Luke Dennis Smith appointing Seabrook and Smith trustees in respect of estate of Mary Ann Hipgrave - indenture dated 23 December 1886 between (i) Mary Ann Hipgrave of 45 Rothesay Road, Luton, retired soda water manufacturer and (ii) Sidney Charles Beale of 20 Cumberland Street, Luton, brewer’s agent.
