    Parties: (i) Luton Suburban Estates Limited formerly of 21 Market Hill, Luton, now of 33 King Street, Luton; (ii) Ethel West Coleman, wife of Albert Edward Coleman of 52 Reginald Street, Luton, straw hat warehouseman Operative Part: - (i) conveyed (a) to (ii) for £176/3/4 Property [as shown on included plan]: (a) land on W side of newly laid out street called Carlton Crescent, Luton bounded: E by Carlton Crescent with frontage of 56 feet; N gby other hereditaments of Luton Suburban Estates and measuring 135 feet 8 inches; W by hereditaments agreed to be sold to William Shepheard and measuring 62 feet; S by hereditaments agreed to be sold to Ernest Pryer and measuring 108 feet 9 inches - containing 25 poles, 5 yards Covenant: - by (ii) to observe schedule Schedule: - (ii) to erect within three months and maintain fence on N side; - (ii) to observe building line; - (ii) not to erect any public house or club house etc on (a) or building for any trade other than solicitor, physician, surgeon; - (ii) to pay for repair to portion of new road; - (ii) not to erect any shed, hut, caravan, swing, roundabout, booth etc on (a); - (ii) allowed no right of air or light which diversely affected any other property of (i); - (ii) not to erect any house of less than £350 value; - (ii) to erect no other house than a detached or semi-detached dwelling with outbuildings; - (ii) not to erect more than one dwelling per 35 feet frontage; - (ii) not to erect any dwelling within 3 feet of boundary with adjoining land except semi-detached houses may adjoin one another Signed: - Arthur B Attwood, James H Merchant, directors of Luton Suburban Estates, Thomas Keens, auditor and S B Franklin, secretary Witness: - G Blackburn Harris, solicitor with A G F Machin & Company of Luton Memorandum: - conveyance of 25 July 1925 from Ethel West Coleman to Percival Charles Dudley of land with 25 feet frontage to Carlton Crescent on S portion of (a) above
