    to wife Susan - annuity of £25 chargeable on real estate in Luton. - Cottage in Pound End Luton in occupation of William Watkins to wife Susan for life. - Cottages in Castle Street in occupation of self and others and cottages in Pound End including cottage in occupation of William Watkins after death of wife Susan and all cottages on Gravel Pit Hill or near Donkey Hall in Luton with Close of land adjoiing and all other real estate in Luton or elsewhere to sister Mary Hawks for life and after her decease to siste Ann Hawks her heirs and assigns for ever. If Ann dies before Mary then to Mary for ever. - Household goods, furniture, plate, linen, china, ready money, debts and personal estate to wife Susan. Executors George Dines of Hitchin and John Bigg of Luton.
