    “It is this day agreed between Richard Price on the behalf of Richard Warburton Lytton, Esquire and Mr John Payne of Radwell in the County of Herts, yeoman and maltster on his own behalf as follows, that is to say” “Mr Price lets to Mr Payne the Stotfold Lordship Farm late in occupation of John Richardson and now of Mr Hooper at the yearly Rent of One Hundred and thirty eight pounds payable Half yearly at Ladyday and Michaelmas for the term of One and twenty years if Mr Paynes lives so long but if Mr Payne should happen to die before the end of the said Term of One and Twenty years, his Executors or Administrators may give it up on giving Mr Lytton or his Heir a full Year’s Notice. Mr Payne is to enter immediately on the Fallows and to have the customary Priviledges of coming in Tenant. And Mr Payne’s Rent and the Term of his lease are to commence at Michaelmas next. Mr Payne agrees to keep a Bull and Boar for the use of the Manor. Mr Payne agreed to take the said Farm on the abovementioned Term and Mr Lytton by Mr Price his agent agreed to grant Mr Payne a proper Lease containing all the Covenants which are contained in the leases granted by the said Richard Warburton Lytton to other Tenants within six years last past except and besides what covenants are contained in the Agreement”; witnessed by William Nightingall and John Payne. “Should there be any thing unusual or improper in the Lease Mr Payne is not to agree to it”
