    plaintiffs: James Lavender, Evan Phillips and James Smith deforciants: William Stanton, Thomas Horne, Leah Lavender, W [?wife] and William, James, John, Nathaniel, Elizabeth and Thomas Lavender, infants (recital of terms of disposal of property in SA324. Levi Lavender died July 1809. Plaintiffs sold estate, purchased by William Stanton of Hitchin for £1,020. But he only paid deposit not purchase money, for he refused to pay and receive a conveyance as he thought SA324 directed proceeds of sale to be applied to Leah Lavender and children. Plaintiffs said £1,506..16s..10d had been laid out in Bank Annuities in names of Evan Phillips and Thomas Horn, gentleman for securing purchase money. Court order to pay to Accountant General of Chancery. This will indemnify Stanton from seeing to application of purchase money according to plaintiffs ... Latter wanted money as ordered to be paid to Accountant General and as court shall order and a proper conveyance to be made for Stanton. Deforciants admitted all and said Stanton had given all his interest in the purchase to Thomas Horne. He had only paid deposit until a good title was made, then he would pay purchase money (£816). Money invested in names of Evan Phillips and Thomas Horn in Bank of England stock to show this intention. Leah Lavender claimed annuity of £20 but was willing for part of Bank stock to be set aside to produce this and to join in any release or conveyance of her interest to Stanton.
