    - William Smith Cowper Cooper to sell to William Adolphus Partridge for £350 the fee simple in possession of pieces or parcels of land containing 13 acres 13 perches in the parishes of Toddington, Harlington and Tingrith known as 'Tingrith and Harlington Closes' (delineated on an annexed, coloured plan on linen and edged with pink thereon), now in the occupation of Mr Rooke - William Smith Cowper Cooper to deliver to William Adolphus Partridge an epitome of the title commencing with a Re-settlement dated 27 Nov 1863, made by William Smith Cowper Cooper and his father pursuant to a joint power of appointment given to them by a disentailing deed of even date, made subject to a term of 1,000 years created by the will of John Cooper (died 1824) for securing (in the events which happened) £30,000 for portions and a jointure of £500 per annum for Mrs William Cooper Cooper (died 1826) which £30,000 has been paid and the present trustees of the 1,000 year term will join in the conveyance and release the property from the term and the monies which it was created to secure - the present trustees were appointed by an Indenture of 27 July 1898 which contains recitals as to the deaths of the previous trustees, the appointments of new trustees of the term, and the devolution of the term, and William Adolphus partridge shall (subject to a comparison of the recitals with the original deeds) accept these recitals as sufficient and satisfactory evidence of the facts as recited sans, inter alia, requiring any of the recited documents to be abstracted (but he may have the title to the property and term abstracted and deduced in full at his own expense provided he request the same by written notice to William Smith Cowper Cooper or his solicitors within 7 days after the delivery of the epitome - the property forms part of the Toddington Estate and William Adolphus Partridge shall admit the identity of the property with that comprised in the muniments offered by William Smith Cowper Cooper as the title to such property afforded by a comparison of the description in such muniments and by a statutory description at William Adolphus Partridge's expense to be made by someone acquainted with the circumstances that the hereditaments to be sold have formed part of the estate to which title is shewn ever since the date of the re-settlement - the property is sold subject to existing tenancies and all easements if any subsisting thereon - the purchase money to be paid on or before 15 January next at the office of Mr/Messrs F Tanqueray, William Smith Cowper Cooper's solicitor, in Woburn, and , upon payment, William Smith Cowper Cooper shall execute a proper assurance of the property to be prepared by and at the expense of William Adolphus Partridge (rents to be received and rates and taxes discharged by William Smith Cowper Cooper down to 15 January subject to necessary apportionment) - William Smith Cowper Cooper is tenant for life of the property and is selling in that character under the Settled Land Act 1882 - William Adolphus Partridge to send his objections to and requisitions, if any, in respect of the title or epitome or this agreement within 14 days from the delivery of the abstract - Documents set out in the abstract of title will be retained and the custodian(s) shall give the statutory acknowledgement of the right of William Adolphus Partridge to production of the documents so retained and to delivery of copies thereof Signed by William Smith Cowper Cooper only
