    i) Mary Margaret Brown, Hitchin, Hertfordshire, widow ii) George Higgins, Bedford, maltster and brewer i) leases to ii) - messuage or farmhouse in Renhold - land in Renhold and Goldington, late in occupation of John and James King and now of ii) (96 acres 3 rods 4 poles) as in schedule - right and priviledge of hunting, shooting, coursing, shooting, fishing and fowling on said premises - 2 cottages in Renhold, in occupation John and James King except all timber and lop and tops thereof term - 29 September last for 21 years rent - £80 per annum - £50 per acre ploughed up without consent of i) buildings to be kept in repair by ii) with timber supplied by i) i) agrees to keep the premises insured but ii) shall pay amount of premium various covenants as to husbandry If Renhold is enclosed then ii) shall hold under this lease, any lands which may be allocated in place of above If at enclosure any of the above shall have been underdrained, and they are alloted to another they i) will pay ii) the value as much underdraining as shall have been done in last 12 years. Such value being the actual cost with 1/12th deducted for every year. ii) will pay to i) 4% interest annually of any enclosure expenses With schedule giving list of fields concerned (with names and acreages, eg Ravensden Close, Perch Brook, Jays Piece etc) signature ii) witnesses Edmund Eli Denyer, clerk to Messrs Sharman and Turnley, solicitors, Bedford 4 November 1851
