    Over 60 years old, well acquainted with Jacob Ayres of Roxton, farmer, who died in February 1820; for c.15 years before death owned cottage divided into 3, a blacksmith's shop, yard, garden and orchard in Roxton, near church, which he bought from James Ibbett, blacksmith, bounded on 3 sides by Tempsford Road, Town Street and church yard and church way, on other side by property which belonged to Jacob Ayres bought by him from trustees of Will of William Bird. First estate devised by Will of Jacob Ayres to Joseph Scruby and wife Mary, and James Church in equal parts; part of which estate adjoined property purchased by Jacob Ayres now owned by William Flitton of Hail Weston, Huntingdonshire, farmer. At death of Jacob Ayres the title deeds of property bought from James Ibbett could not be found and were presumed lost or destroyed Signed: John Church Witnessed: O R Wilkinson, commissioner for oaths
