Extract from will of John Costin, dated 9 October 1801, proved in the Prerogative Court of Canterbury on 22 January 1806 to wife Ann Costin - Mansion or dwellinghouse with outhouses, garden and appurtenances, which testator lately purchased of Mr. Richard Lovesey, situate in the parish of St. Paul, Bedford, late in the occupation of Thomas Vaux, Esquire Residue of real estate and ready money, household goods, plate, linen, china etc. to wife Ann, but subject to payment of two annuities of £30 and £10 to Elizabeth Philips and Eva Philips B. marginal note on the sale of the property on the South side of messuage by Benjamin King to Mr. Cooch with reference to the part conveyed to John Costin by HT1/18/18 ''This Piece of ground is so very small that I conceive it can never be of any material consequence to the Estate, and I have every Reason to presume Mr. King's title a good one, as his Estate was lately sold to Mr. Cooch and the Title was approved of''
