    i) Phillips King, Colney, St Peter, Hertfordshire, innholder (devisee in trust of John Coles, St Albans, Hertfordshire, butcher, deceased, who was one of sons and devisees named in the last will of Benedict Coles, late of Leighton Buzzard, yeoman, deceased, who was the eldest son and heir of Frances Coles, his late mother, deceased, and who was one of the three sisters of William Perrott, late of Leighton Buzzard, draper, deceased) ii) Richard Coles, Hitchin, Hertfordshire, innholder (one other of the sons of Benedict Coles and also a brother and devisee named in will of Robert Coles, late of Bishop Hatfield, Hertfordshire, grocer who was also a devisee in the will of Benedict Coles) and Ann his wife iii) Thomas Brace Stone, Ampthill, Bedfordshire, gentleman William Stone, Grays Thurrock Essex, surgeon (devisees in will of John Stone, late of Leighton Buzzard, gentleman, deceased) Reciting will of William Perrott dated 5 September 1770 by which he devised to William Coles, son of said Benedict Coles, who then lived with him - all his messuage in Leighton Buzzard in occupation of Joseph White, miller William Perrott died in January 1783 and William Coles died in his lifetime whereby the messuage descended to heirs at law of William Perrott Said William Perrott had 3 sisters - Elizabeth Butterfield, Sophia Maria Canham and said Frances Coles who if they had been living at his decease would have been his co-heiresses at law Said Benedict Coles became entitled to 1 x 1/3rd part (undivided) in premises hereinafter released. By his will dated 3 September 1785 he devised to 3 sons, Robert Coles, John Coles and Richard Coles, all his property in Leighton Buzzard to hold as tenants in common. Will proved (Prerogative Court of Canterbury) on 14 January 1789 Said Robert Coles by will of 19 August 1790 gave his 1/3rd part of estates in Leighton Buzzard to brother Richard Coles. Will proved (Prerogative Court of Canterbury) on 24 April 1802 John Coles made his will dated 9 April 1794 and devised to Phillips King all his estates in trust for sale. will proved (Prerogative Court of Canterbury ) on 16 December 1794. Said Phillips King became entitled to an undivided 1/3rd part in an undivided 1/3rd part and said Richard Coles as devisees under wills of Benedict and Robert Coles became entitled to 2 remaining 1/3rd parts in said individed 1/3rd part Said John Stone agreed to purchase Phillips King's 1/3rd and Richard Coles 2/3rds of said undivided 1/3rd part for £80 and died before completing the purchase Said John Stone by his will dated 10 January 1809 devised his part of said messuage to iii) to perform said purchase out of his personal estate. Property then to be conveyed to brother and nephew i.e. iii) as a joint tenancy. Will proved (Prerogative Court of Canterbury) now in Consideration of £26 13s 4d paid to i) by iii) and £53 6s 8d to ii) (total - £80) i) and ii) release to iii) - 1/3rd part of - messuage, wherein Benedict Coles, grandfather, and Benedict Coles, the father of ii) formerly dwelt, Joseph White, miller, since dwelt, and where William Mead now dwells - outhouses, cellars, gardens etc West - Tartar's Head Inn formerly in occupation of John Collett and now of John Collings Millard East - Thomas Price South - High Street [Leighton Buzzard] To bar dower of Ann, wife of Richard Coles is agreed that ii) shall issue fine of said 2 undivided 1/3rd parts in said 1/3rd part Signatures of i) and ii) Endorsed receipts Witness C W Gibbon, attorney, Hitchin David Lee Willis, attorney, Leighton Buzzard
