    Reciting deed of 24 May 1861 a) William Simons, Ivinghoe, Buckinghamshire, dealer b) James Norris, Tring, grocer Thomas Elliman, Tring, draper property was conveyed to use of b) to secure repayment of £200 and interest Said £200 was advanced by b) as trustees of will of John Woodhouse, deceased, Reciting death of Thomas Elliman on 1 January 1863 and James Norris on 1 January 1872 Reciting Order of 2 May 1873 of the High Court of Chancery by which i) were appointed new trustees of will of John Woodhouse, deceased. Reciting will of William Simons dated 19 June 1876 by which he appointed his wife, Elizabeth Simons, his son, William Thomas Simons, and brother in law James Darvill, as executors. All real estate assigned to them on trust so that wife should receive income for life and then property to be sold. William Simons died on 21 June 1876. Will proved on 3 August 1876 (Principal Probate Registry). Elizabeth died on 25 August 1885 ii) have agreed to sell property to iii) for £200 (amount still due on mortgage). So is agreed that money should be paid to i) now in Consideration of £200 paid to i) by iii) at direction of ii) i) convey to iii) - 4 messuages at Billington on South side of road leading from Grovebury to the Slapton to Leighton Road in occupations of G Burchell, D Emily, George Holme and Jesse North - yard and buildings adjoining in occupation of Gates (formerly described as - piece of land at Little Billington in Leighton Buzzard formerly in occupation of David Fenn (9 perches) North East & South West - piece of land and cottage next described South East - Grovebury North West - private road from High Road from Slapton to Leighton Buzzard - 3 cottages standing thereon - plot of land (40p) formerly occupied by Edward Leach and used as a garden, at Little Billington West or North East - above piece of ground every other part - Thomas Buckmaster - cottage standing thereon and adjoining above) Signatures of i) and ii) Witnesses A W Vaisey, solicitor, Tring, John Madon, accountant, Havelock House, Feltham
