Reciting that John and Sarah Beech by an indenture of 31 October 1689 have granted to William Newman for one year:
- Capital messuage called Rickards in which John Beech once lived and where Thomas Purratt gentleman deceased, father of Sarah Beech late did dwell with outhouses etc at Caddington Woodside in the parish of Caddington next a lane called Woodside lane on the South
- 135 acres of land (as in previous X173/1, but with more details in boundaries of open field land as below:
• Piece of arable by estimation 3 acres in Heath Field Common Field next land of John Seabrooke S and abutting West on Church path
• Piece of arable by estimation 5 acres lying in North Feild Common Field next Winchfeild Lane West and abutting North on land of William Pedder
• ½ acre more by estimation in same field next land of William Whitley W and abutting north on Penny Croft Close now in tenure of Edward Tayler
• ½ acre more by estimation in same field next land of Zachariah Neele on South and abutting East on Charlend Lane
• Arable by estimation 1½ acres in Rushmore Field next land Ralph Dearmer now in tenure Jeremiah Lodge on West and abutting South on land of Mr Lockington now in tenure Matthias Francklin
