    (I) Indenture of 4 October 1911 Parties: (1) Sidney Swain of Seaton Hotel, Seaton Carew West, Hartlepool, hotel proprietor; (2) Richard Andrews of Leagrave, brick manufacturer Operative part: - (1) conveyed (a) to (2) for £1100 Property (indicated on plan annexed to abstract of title): (a) Messuage, tenement, farmhouse and homestead at Caddington Green in Caddington (Herts), formerly occupied by Edward Samm deceased, then John Gillham, then [blank] Frier and then Albert Swain (b) Several closes of pasture, arable and woodland in Caddington at the rear of and held and occupied with (a) measuring 53 acres 3 roods and 37 poles abutting: N partly on Caddington Green and partly on property late of Frederick Lawford then of [blank] Burgess then of Sir Horace Kegnard and partly on land belonging to the Ecclesiastical Commissioners; E by land formerly belonging to Briggs, then to Ginger; SE by land lately belonging to Samm; on all other parts Tipple Hill Lane (II) Mortgage of 5 October 1911 by (1) Richard Andrews to (2) Sarah Jane Warr wife of Thomas Warr of Fenny Stratford of (a) and (b) for £900. (III) Conveyance of 1 July 1913 from (1) Richard Andrews to (2) John Cook of Luton of (a) and (b) for £600. (2) to take over responsibility for £900 mortgage as in (II). (IV) Remortgage of 30 December 1913 between (1) Sarah Jane Warr; (2) John Cook and (3) Edwin Webb of Rothesay Road, Luton, straw hat manufacturer. (3) paid £900 to (1) and loaned further £100 to (2), leaving (a) and (b) mortgaged by (2) to (3) for £1000. (V) Edwin Webb died intestate on 6 February 1924 (VI) Letters of administration granted by PPR to (1) Claud Edwin Webb of Luton, straw hat manufacturer and (2) Oscar Theobald Webb of Luton, straw hat merchant in respect of estate of Edwin Webb (VII) Receipt endorsed on (IV) on 28 September 1926 for £1022 principal and interest paid by administrators in (VI) to John Cook (VIII) Will of John Cook of 3 January 1929 appointing as executors and trustees Thomas Keens of Luton, accountant, William Victor Samm of Caddington, farmer, and two daughters Florence Laura Cook and Ethel Louise Cook. Devised and bequeathed estate to his said three daughters so long as they remain unmarried and elect to live together on condition his son Herbert should be permitted to reside with them whilst assisting in managing the farm. (IX) Death of John Cook on 14 January 1929 (X) Proof of will of John Cook in PPR on 4 March 1929. Probate endorsed with memoranda as follows: - conveyance of 1 December 1938 between (1) Sir Thomas Keens, Florence Laura Cook and Ethel Louise Cook; (2) Charles Stewart Wilkinson; and (3) Haydn Hawes. Two plots of land with 500 feet frontage to Tipple Hill Lane, Caddington amd 175 feet depth, with S corner about 650 fee from Aley Green Lane, Caddington, forming part of Home Farm, conveyed to (3) - conveyance of 6 June 1939 between (1) and (2) as above and (3) Doris May Moles. Third part of farmhouse with yard, outbuildings and 1½ acres known as Home Farm Caddington conveyed to (3) - conveyance of 28 November 1939 as in (XII) below (XI) Copy letter of authority of 30 June 1938 from Florence Laura Cook, Ethel Louise Cook, Annie Cook and Herbert Cook to executors of (VIII) authorising sale of Home Farm, Caddington (XII) Conveyance of 28 November 1939 Parties: (1) Sir Thomas Keens of Luton, Florence Laura Cook and Ethel Louise Cook, both of Flitwick; (2) Charles Stewart Wilkinson of Breachwood Green, engineer Reciting: - (VIII), (IX), (X) - Agreement of 27 January 1938 that (1) would sell property described below to (2) for £4500 already paid by (2) to (1) - Conveyance of 1 December 1938 as in (X) above (property coloured blue on enclosed plan) - Conveyance of 6 June 1939 as in (X) above (property coloured green on enclosed plan) - Request by (2) that (1) should convey remainder of the property to (2) Operative part: - (1) conveyed (a) to (2) Property: (a) 50 acres 2 roods and 12 poles formerly part of Home Farm, Caddington, formerly in Herts but then in Bedford (coloured pink, brown and yellow on plan) Covenants: - Haydn Hawes to have rights of way over two strips of land coloured yellow on plan until taken over by the Local Authority to widen roadway - Haydn Hawes to have rights of way over and drainage under the proposed new road coloured brown on plan - (1) to produce copies of (X) to (2)
