Usual clauses re Timber and Mines etc. Tenants to reside in farmhouse. Not to underlet premises (except cottages) and shooting rights, which may be required by a tenant of the Sporting rights for the purpose of the better preservation of the same...."without the Landlord's consent in writing but such request shall not be unreasonably withheld if the proposed tenant or assignee is a substantial and responsible person". 'The Tenants shall do their best to prevent new footpaths from being made over any of the said lands or any waste from being enclosed on the footpaths of the said lands'. Tenant to spend and consume on farm all hay, straw, green crops and fodder, dung and manure produced there EXCEPT can remove hay and straw, if for every tone removed, he brings3 tons of good rotten manure etc. Tenants to stack in barns and rickyards all corn, grain, hay in last year of the tenancy (corn and grain to be threshed out and all hay, straw, chaft, stubble and fodder to be consumed by cattle). Use of barns till May after Lease completed. Tenants during last year of tenancy at Landlord's request sow and harrow in seeds among Lent and Summer corn and leave all hay, straw and roots unconsumed 'being paid... a consuming price. Landlord will also pay for unexhausted improvements and for manure produced and not spread. Rent £350 per annum (+ penalty clause above). Prepared by Kirby and Son of Harrogate.
