Reciting:
(I) will of Francis, 7th Duke of Bedford, of 7th May 1861 devising all his real estate to (i) in trust for (ii) with power for (i) to sell
(II) death of Francis, 7th Duke of Bedford on 14th May 1861 and proof of his will and two codicils in PPR on 31st July 1861
(III) (i), with the consent of (ii), had agreed to sell (a) to (iii) for £62

(a) piece of land in Bedford, Saint Paul containing: N side 65 feet 9 inches; S side 64 feet 9 inches; E and W 30 feet; bounded: N by land purchased by Samuel Francis [R6/5/20/11/7]; E by land purchased by John Usher Taylor [R6/5/20/11/8]; S by land purchased by James Lee Flood [R6/5/20/11/5]; W by a new road called Cook Street – total area 1,945 square feet
Habendum:
- to (iii) to the use of (iii) for ever

- by (iii) to erect fences at least 4 feet high on the E, S and W boundaries
