(iii) Samuel Rolls of Bedford, pawnbroker
Reciting:
(I) will of Francis, 7th Duke of Bedford, of 7th May 1861 devising all his real estate to (i) in trust for (ii) with power for (i) to sell
(II) death of Francis, 7th Duke of Bedford on 14th May 1861 and proof of his will and two codicils in PPR on 31st July 1861
(III) (i), with the consent of (ii), had agreed to sell (a) to (iii) for £46

- (ii), with consent of (i), conveyed (a) to (iii)

(a) piece of land in Bedford, Saint Paul measuring 27 feet 6 inches N; 25 feet 9 inches S; 49 feet 4 inches E; 50 feet 4 inches W; bounded: N by right of way from Cook Street to property purchased by Joseph Knibb [R6/5/20/11/9] and others; E by garden ground of William Blower, esquire; S by cottages of the trustees of George Robert Skene, deceased; W by a new road called Cook Street – total area 1,308 square feet
Habendum:
- to (iii) to the use of (iii) for ever
Covenant
- by (iii) to erect fences at least 4 feet high on the N and W boundaries
