    Reciting sale of land to Woodroffe and mortgage X455/27, and that by her will dated 30 Jul 1836 Keziah Brightman appointed her three daughters Elizabeth Brightman, Sophia Brightman and Sarah Brightman executrices to whom she devised her estate; that Sarah Brightman died in lifetime of testatrix on 9 November 1838; and Keziah Brightman died 29 January 1840; and Elizabeth Brightman died 15 April 1840; reciting that James Woodroffe by his will dated 12 April 1854 appointed Isaac Hurst and Thomas Wesley Turnley his executors, who were to hold property in trust for wife and child or children of William James Woodroffe who had been abroad and not heard of for some years, but if within three years of testator's death his son William James Woodrofe should return, property to be held in trust for him, reciting codicil by which William Blower substituted for Isaac Hurst and death of James Woodroffe on 13 December 1855, and probate of will in 1857. Conveyance by (i), (ii) and (iii) to (iv) for £1100 (of which £500 to (i) as repayment of mortgage) ... messuage or tenement with outbuildings and gardens in Bedford St. Paul bounded north by what was once a close formerly property of John Austin, but is now a garden, east by messuage formerly James Woodroffe and now of Captain Henry Young, south by turnpike road now called Conduit Street, and west by land once a garden and premises belonging to Robert Palgrave but now one of the houses called Victoria Terrace.
