    reciting inquisition post mortem William Carter who held at the time of his death ...farm called Oakes in Kempston which his father William Carter bought of Sir Anthony Denny, executor of will of Robert Dacres, by deed 22 February 37 Henry VIII 1546 ...½ acre and 1 rood land and 10 roods of meadow with appurtenances lying scattered in the fields of Kempston which William Carter the father bought by feoffment of a certain John Jylle of Kempston, husbandman, by deed 8 July 5 Elizabeth 1563 ...8 acres 1 rood land in fields of Kempston, which together with a messuage in Kempston William Carter the father bought by feoffment from Richard Hurste of Old Warden, warriner, and wife Joan by deed dated 6 November 4 Edward VI 1550 ...a messuage or pightle in Kempston with an acre of land and 6 acres 1 rood land in common fields which William Carter bought by Feoffment from John Radwell of Kempston, husbandman, deceased. 30 December 20 Elizabeth 1577 Oakes Farm is held in chief by one twentieth part of a knights fee. Died seized thereof on 1 December. Wife Mary survives him. Thomas Carter eldest son and heir aged 31 at time of the father’s death.
