-Herne Farm (136 acres 14 poles) subject to perpetual annuity of £80 3s
and subject to payment of £800 to firm of Bassett, Grant and Bassett, Leighton Buzzard, bankers, vendors of the same farm, and as security for the repayment the title deeds have been deposited with them
to hold to use of wife, Joyce Sear, for life
then to use of grandson, William Fane, one of children of daughter, Charlotte Howes, wife of Thomas Fane, for life and then to heirs male of William Fane, or to daughters equally. If no children, then to grandson Thomas Fane and then to grandson, John Fane, and then to their children as tenants in common
said trustees may have power to mortgage lands to pay off £800 owing.
Also power to rent estates to raise money to support any minor owners
-£5 each
wife can carry on farming business if she thinks proper and so can have all land, stock etc., subject to payment of expenses and said rent charge and interest on debt of £800. The principal, though, is to be paid out of farm and lands and not out of personal estate.
After decease of wife:
... to grandson William Fane
-household goods, farming stock and personal estate
so much of personal estate as not required by wife shall be invested in public stocks in joint names of wife and William Fane. Interest to be received by wife for life, and after her death, then capital to William Fane.
If wife does not carry on farming business, then farming stock, personal estate to wife and grandson upon trust for sale. Money received to be invested and wife to receive interest. After her death, all investments and household goods, to grandson, William Fane.
Said wife and grandson, William Fane appointed executors
