reciting that Richard Gutteridge, senior, father of i) made his will dated 30 August 1837 and (after making several devises of estates in parishes of Aspley Guise, and Holcut and an estate at Herne in Toddington) devised all the rest of his property to i). He died on 11 January 1839. Will proved on 4 February 1839 (PCC).

reciting indenture of 4 September 1847 between said Richard Gutteridge and said Edward Burr, being a conveyance to Edward Burr of premises below with others for a valuable consideration
reciting that Edward Burr has since contracted with Richard Gutteridge for the sale to him of the messuage below for £1025 but no conveyance has been executred [sic], and Richard Gutteridge has contracted with Joseph Gutteridge for the sale to him of the premises for same sum of £1025
... all that freehold messuage or tenement called Stonehouse with outbuildings yard garden and appurts adjacent in Watling Street or High Street and at the North East corner of Albion Road in Dunstable measuring in width fronting the said Watling Street 41 ft and in depth fronting Albion Road 151ft (which will except out of this conveyance so much of the south west and of the said garden as with the now vacant piece of ground adjacent John Henry Limbrey's house will leave 20 ft clear between the end of the garden ground intended to be hereby conveyed and the house of the said John Henry Limbrey and which said 20 ft of ground is contracted to be sold by the said John Henry Limbrey)
