    recites lease to John by 1) dated 29 September 22 Eliz I [1580] Scyte of Manor of Podington and mansion house or chief messuage there and all other messuages, houses, edifices, buildings, barns, stables, mills, dovehouses, tofts, crofts and curtilages AND all cottages, gardens, orchards, tenements, arable lands, leys, meadows, grounds, moors, foldings, closes, enclosures, pastures, sheep courses, liberty of sheep course, commodities, easements and hereditaments (now or late in the occupation of John Barnes) (to include property known in last 20 years as part of the Manor) AND one cottage or tenement in Hinwick commonly called Sir Peirse and all houses, edifices etc belonging AND cottage or tenement at Hinwick now in tenure or occupation of Emund Pirdon AND all lands, tenements, meadows, pastures, enclosures, commons and "feadings" lying in "the parishe, limits or bounds of Hinwick" now or late in the occupation of George Abbott and John Barnes includes Court Baron and Court Leet and all profits and commodities or "that shall or may arise or grow by reason thereof with woods and sonderwoods now standinge and growinge. Power of hedgebote, 'fyerbote' from underwood, bushes, and shreddinge of the trees and woods nowe standinge" - same to be expended on premises only Sufficient Cartboote, houseboote, and ploughboote only to be used on said premises to be supplied by Edeth on one month's application to the mansion house or anywhere within mile distance power of tenants to take cartboote etc if Edeth does not supply it. Power of Edeth to hold court twice every year On notice being given Barnes/occupiers of the mansion house to provide 'sufficient Dyott' for the Steward and Bailiff of the Manor and attendants at the charge of Edeth including provender, hay and grass for their horses for the day of the court only Barnes to deliver one well fed boar to Edeth, as long as she live, (between All Saints and the Nativity of our Lord) at the late mansion house of George Bredyman (deceased) at Tingrith or anywhere else in Bedfordshire Edeth required them to. Power to have new lease up to 21 years during time of lease with new clauses such as they or their learned counsel at law shall devise. Rent 8.19s.9d pa.
