Exclusive right of fishing between Points A & C and B & C on the River Ouse in the parishes of Biddenham and Kempston (marked on plan); AND to pass along a strip of land 9 feet wide from the River along the River frontage between Points E & F on above plan, adjoining part of Kempston and an enclosure called Hillgrounds and to pass across land of 1) marked with dotted line between E & G. AND also "so far as the Lessor can grant the same but not otherwise, the Lessees..to go & repass along that part of the River Bank on the North and North East of the River between Points A & C and D & B" on plan and from the Public Highway called Kempston Road. Power to seize nets. Right of 1)'s family to fish preserved. Rent £2 2s pa to be paid on 25 December.
