To daughter Sarah Isabel Brown, for ever:
-- cottage etc in Radwell, Felmersham, now in the occupation of John Bell.
To daughter Eliza Ann Brown, for ever:
-- other cottage in Radwell, in the occupation of [–] Biggs, miller.
To daughter Harriott Mary Brown, for ever:
-- cottage etc in Radwell, in the occupation of Thomas Woolston.
If a daughter dies under 21, then cottage to survivor as joint tenants.
To nephew George Brown, for ever:
-- cottage in Milton Ernest, now in the occupation of John Sturges.
If George dies before 21 then to testator's son, Joseph Manning Bolton Brown.
If son dies before 21 then to such of other children as shall be living, as joint tenants.
To servant Ann Rose, for ever:
-- other cottage in Milton Ernest, in the occupation of Solomon Whitney.
To Catherine Bolton 'who now lives with me', for life:
-- five cottages in Milton Ernest in the occupations of William Hart, John Long, John Russell, Sarah Gore and 'myself'.
-- newly erected messuage etc with garden and pasture adjoining.
-- orchard called Walkers with 3 acres arable adjoining, in Milton Ernest 'in my own occupation'.
After her decease, then to her son Joseph Manning Bolton Brown for ever.
If he die in lifetime of mother, or under 21, then premises to such other of testator's children as may be living, as joint tenants.
All rents, profits etc of estates left to children shall be permitted to be received by their mother, said Catherine Bolton, during their minorities for clothing, support and education.
To Catherine Bolton and friends Benjamin Rogers of Carlton, farmer, and John Sawell, Bletsoe, innholder:
-- residue of estate, in trust to pay father, Manning Brown, annuity of £26 quarterly for life.
If his father dies in lifetime of his mother Alice Brown, then said annuity to be paid to mother after death of father.
The remaining part of rents etc to go towards clothing, education and support of 4 children, until son John Manning Bolton Brown is 21. If he dies under that age, then until such other children shall attain 21. Then the residue of the property is to be sold.
To George Brown, natural child of sister Ann Brown, when John Manning Bolton Brown attains 21:
-- £100.
To trustees:
-- all ready money, household goods, cattle to pay debts and then place remainder at interest and apply yearly dividends towards clothing, educating and maintaining said 4 children until son John Manning Bolton Brown is 21.
Proceeds of sale of real and personal estate to be divided among 4 children in equal shares.
