    Release Parties: (i) Edward Woodcock of Lincolns Inn [Middlesex], gentleman; (ii) Thurston Blackman of Cliffords Inn, London, gentleman; (iii) John, Duke of Bedford; (iv) Robert Butcher of Saint George’s, Bloomsbury [Middlesex], esquire Operative Part: - (iii) agreed to pay £2,400 to (i) - (iv) paid 10/- to (i) and (ii); - (ii), by direction of (i), released (a)-(j) to (iv) Property: (a) farmhouse called Saint Leonard’s Farm, Bedford, Saint John’s in the occupation of Thomas Stratton; (b) 3 closes of adjoining pasture containing ten acres; (c) 7 acres of every years land called Pillcroffts; (d) 10 acres in Fenlake Mead; (e) 6 acres in Kempston East Mead; (f) 3 roods of meadow in Longholme, Goldington; (g) close of pasture called Jewells, Bedford; (h) 4 acres of arable in Muslefield near (a); (i) 132 acres or arable in the fields of Bedford, Cardington, Goldington and Elstow; (a)-(i) formerly in the occupation of Simon Beckett, then Henry Shepherd, then Edward Edwards, now Thomas Stratton (j) Saint Leonard’s Fair, held annually on 6th November Habendum: - to (iv) to the use of (i) for 1,000 years, to the use of (iii) for ever Provisos: - that if (iii) pay 4% interest on £2,400 to (i) for the lives of Hannah Davis and William Lightboun then the term of 1,000 became void; - if (i) neglected to pay the annuities of £12 to Hannah Davies and £70 to William Lightboun [see R6/5/4/36] (iii) could apply the interest on the £2,400 to pay them; - (iii) could lay the £2,400 out in government securities of 1747-1749 in the names of two trustees, one appointed by (i) and the other by (iii) Witnesses: - John Willoughby; - John Becuda (I) Endorsed deed poll of 9 November 1753 by Edward Woodcroft and John, Duke of Bedford in which they agreed a decrease in interest to 3.5% per annum, witnessed by Thomas Barnard of Lincolns Inn (II) Endorsed deed poll of Edward Woodcock, John, Duke of Bedford and Robert Butcher of 6 August reciting indentures of 16 February 1791 in which Hannah Davis and William Lightboun released Edward Woodcock and John, Duke of Bedford as well as (a)-(j) above of the payment of their respective annuities; then John, Duke of Bedford paid the £2,400 to Edward Woodcock and Edward Woodcock conveyed (a)-(j) to Robert Butcher in trust for John, Duke of Bedford Paper found inside R6/5/4/40 seeming to show fines for occupation of copyhold land held of the Manor of Cotes [Eastcotts]: - Roger Harding as tenant of Saint Leonard’s Hospital, Bedford, formerly in the occupation of Henry Albany for a fine of 8/10; - fines of 3/1 to the Master of the Hospital and 12d. to the Guardian of the Fraternity of Saint Paul for holdings in Bedford – total 19/9; - Richard Cooke for a farm in Harrowden formerly in the occupation of Nicholas Fitzhughe, late Henry Cowper – 8/5; - Henry Cowper for an acre of land called Styes land in Harrowden late in the occupation of Thomas and Robert Cowper – 3d.; - John Peck for messuages and land in Harrowden late in the occupation of George Burtman – 3/10; - John Peck for a cottage late of Thomas Parker in Harrowden 13d., for William Mee in the same place 3/4 and Thomas Wilson in the same place 12d.; - a parcel lately held by Sir Richard Lee 117/9 lately held of King Edward VI by indenture of 15 July 1537
