    i) Honourable Ann Henley Ongley, Devonshire Place, St.Marylebone otherwise Mary bone, Middlesex, spinster ii) William Bush, Gower Street, Bedford Square, esquire i) leases to ii) - dwelling house with coach house and stable belonging on W.side of Devonshire Place, St.Marylebone - all passages, gardens, cellars etc. as same are now or late in occupation of i) term: 21 years from 10 October 1803 yearly rent: £225 10s in half yearly instalments on 5 April and 10 October in every year with out any deduction except for land tax and income tax payable by i), and also rent reserved by a lease of said premises by John White to David Nicols of 1 November 1791. Also excepting such rent (if any) as ii) shall be compelled to pay by virtue of original lease under which premises are held of the Duke of Portland ii) will within 3 years put the premises into good and substantial repair and will paint the premises every 4 years, and will keep them in repair ( damages caused by fire and lightening excepted) and will surrender them at end of lease in good repair i) John White and their superior landlords may enter and inspect premises 4 times yearly ii) will not allow premises to be converted into a shop or warehouse etc. nor allow any public sale of goods thereon (except his own household goods) nor allow any of the following persons to use premises for following trades: [selection only] butcher, tallow chandler, tobacco pipe maker, sugar baker, fishmonger, blacksmith, brewer, pewterer, tripe boiler, beater of gold or flax, tavern or coffee house keeper etc. Also will not build walls or do anything to the grievance of i) or John White or the Duke of Portland provisions for re-possession and insurance lease may be terminated after 14 years upon 6 months notice ii) will fix up folding doors and a partition over them in the entrance to the dwelling house or make a balcony to the back drawing room and extend the windows therein to the floor for his own convenience, his executors at end of term shall be at liberty to take away these improvements or pay for them at an approved valuation with schedule of fixtures in every room [very detailed] signature ii) endorsed witnesses - Connell Hans Bush
