- death of George Ireland on 26 November 1897 and proof of his will in PPR on 19 April 1898;
- Order in Chancery of 2 August 1901 appointing (iv) as trustees of George Ireland’s will;
- will of Francis, 7th Duke of Bedford, proved on 31 July 1861 establishing a trust;
- indenture of 9 October 1784 between (1) Francis Charles Hastings, Duke of Bedford; (2) Charles Romilly; (3) George Russell; (4) Samuel Whitbread and indenture of 31 January 1883 between (1) Francis Charles Hastings, Duke of Bedford; (2) Charles Romilly and Samuel Whitbread; (3) William Edward Sackville West and Sackville Arthur Cecil and indenture of 20 April 1894 between (1) Francis Charles Hastings, Duke of Bedford; (2) William Edward Sackville West; (3) Sackville Arthur Cecil; (4) Cosmo Romilly by which (vi) were now trustees of Francis, Duke of Bedford’s will;
- (vi) had capital moneys as trustees;
- (v) was tenant for life of the trust and agreed to purchase (a);
- £100 was still owing to (ii) but all interest had been paid;
(v) directed (vi) to make the purchase

(a) land on Aspley Heath, formerly in the occupation of George Ireland, lying west of his cottage, reserving to (i) the fuller’s earth under the land and right to obtain it by underground working only;
(b) land on the east side of (a) with messuage and cottage erected thereon formerly in the occupation of George Ireland together with fuller’s earth and mining rights
