    To his son John: The messuage where testator now dwells in Biggleswade, with malthouse etc. purchased of Edward Hemming; 1 acre land called Rye Close, purchased of Mr. Edward Rudd; 32 acres arable purchased of Mr D Reynolds and son Anthony in Biggleswade; subject on pain of distraint (details given) to an annuity thereout of £20 to his wife Elizabeth. Also £200. To his son Edmund: All his messuages purchased of Joseph Baker, in Thorncot/Thorncote, Beeston, Hatch and other places in or near parish Northill, subject to an annuity of £10 to his wife Elizabeth. To his wife Elizabeth; £10. To his son Henry: The messuage called Angel Inn in Biggleswade, with houses etc., occupancy Thomas Horn, Thomas Pope and Thomas Easey, purchased of William Beck; A messuage in Shortmead Street in Biggleswade, with outhouses etc., called the Salthouse, occupancy Mary Blewitt and Joseph Toseland; 2 little meadows on the other side of the River, now occupancy testator, purchased of Edward Bray and (gap in the paper) and also his messuage or farmhouse purchased of Richard Braisier with all lands etc. thereto belonging in Wilhamstead/Wilshamstead?, now occupancy William Hawkins. To his daughter Elizabeth Winn: A messuage in Holm Street, Biggleswade, now divided into 4 dwellings, occupancy John Sheffield, George Souther, Elizabeth Armer, and Thomas West; also £150 of which £80 was given her by the late grandfather Winn payable out of said messuage. To his daughter Mary Winn: A messuage Shortmead Street now divided into 3 dwellings occupancy widow Hude, John Pope and Thomas Wills; also £150 at 21, the interest meanwhile to go to her maintenence and education. If Edmund or Henry should die before 21 without heirs their shares to be divided equally between the survivor and John; If John should die before 21, the real estate given to him to go to Edmund and Henry equally; in like case Mary's share to go to Elizabeth the daughter. His wife Elizabeth to receive all profits from estates bequeathed, except that bequeathed to Elizabeth the daughter, during the minority of the other children for their benefit. To his wife for her life such of his household furniture as she should choose; the rest to his five children equally. The rest of his personal estate to his three sons equally. Executors: His wife Elizabeth and son John; Elizabeth to keep the houses and buildings in good repair while receiving the profits thereof. Witnesses: Thomas Horn, Thomas Horn junior, Samuel Luke.
